About the Role
The renewal is the highest-leverage moment in the Belong system. Done right, it means zero vacancy, a homeowner who keeps building wealth, and a resident who feels valued. As a Home Occupancy Specialist, you will own that moment end to end. You will manage a portfolio of homes across the full lease-end lifecycle: proactive renewal outreach, pricing conversations with homeowners, negotiation with residents, signed agreements and, when residents move on, the move-out and turnover coordination that gets the home back on the market fast. Behind every home in your portfolio there are people: a homeowner counting on their returns and a resident deciding whether to stay. Each one gets a clear next step, a deadline, and a conversation that makes them feel taken care of. This is not a reactive role. You anticipate, drive, and close. You protect homeowners' returns, you make sure residents are treated fairly, and you move fast when vacancy is on the line. What You'll Own Renewals
• Own the full renewal process, from proactive outreach 90 to 120 days before lease expiration through signed agreement
• Use real-time market data to advise homeowners on competitive pricing
• Negotiate terms with residents, handle objections, and execute lease amendments Move-Outs
• Manage everything when residents don't renew: notices, inspection scheduling, damage assessment, and deposit resolution
• Make sure every move-out is handled fairly, photo-documented, and compliant with state regulations Turnover & Re-listing




• Coordinate with Home Quality to get homes market-ready as fast as possible
• Confirm listing details and trigger the re-listing workflow to minimize vacancy Occupied Tours
• Show homes to prospective residents while the current resident is still in place, keeping the pipeline moving Data Integrity
• Keep every timeline milestone (Resident Gave Notice, Lease Renewed, Inspection Completed) accurate and up to date. Homeowners see this, and the system depends on it You'll work cross-functionally with Concierge, Home Quality, Leasing, Compliance, and Engineering. Your daily tools are Intercom, Asana, Slack, and Foundation. About You
• You prepare every renewal conversation: you know the market, the homeowner's goals, and the resident's situation, and you guide both to an agreement that works
• You anticipate, drive, and follow through without being asked
• You are comfortable managing many homes and workstreams at once, with a clear next step for each
• You stay calm and clear under pressure, and you communicate with warmth and confidence, even when the news is not what people want to hear

• 2 to 4+ years in a customer-facing role working directly with people (consumers, guests, tenants, or members), in sales, customer success, hospitality, or operations
• Proven negotiation skills with individuals: reaching agreements, handling objections with empathy, and protecting value for both sides
• Strong follow-through: you track every case, follow up consistently, and keep your data accurate and up to date
• Fluent written and spoken English (mandatory)
• High attention to detail and strong organizational skills
• Comfortable working with SLAs, metrics, and performance targets
