Director of Finance & Property Operations (Latin America)
Location: Remote – Independent Contractor - Compensation: $15.00 USD/hour.

Chapman Management Group (CMG), a Washington, DC-based boutique property management firm specializing in affordable and multifamily housing across the DC, Virginia, and Maryland region, is seeking a highly organized and detail-oriented Latin America-based Director of Property Accounting. This is a senior role just below the executive level, idóneo for a high-performing leader with the capability and ambition to grow into a C-suite position.

About the Role
The Director of Finance & Property Operations will oversee portfolio-wide financial performance, property operations, reporting, and compliance. This role partners closely with ownership to design and implement systems, processes,



and policies that support disciplined growth and best-in-class operations.

Key Responsibilities
- Lead the preparation, review, and consolidation of annual operating budgets at both the property and corporate levels.
- Oversee monthly, quarterly, and annual financial and operational reporting for all properties, ensuring accuracy, timeliness, and clarity for ownership, lenders, and investors.
- Monitor performance against budget and pro forma; perform variance analysis and drive corrective action plans to achieve NOI, cash flow, occupancy, and delinquency targets.
- Supervise and support regional and property managers, providing ongoing coaching, performance feedback, and accountability for results.
- Coordinate with HR on hiring, onboarding, performance reviews, disciplinary actions, and terminations for property management staff.
