Job Overview:

We're looking for an experienced Holiday Let Operations Manager to oversee the day-to-day operations of our growing UK short-term rental portfolio. If you're highly organised, proactive, and thrive in a fast-paced environment, we'd love to hear from you.

Key Responsibilities:

Manage the day-to-day operations of UK holiday lets and serviced accommodation properties.
Oversee Airbnb and Booking.com accounts.
Manage our channel manager (Lodgify) to ensure calendars and listings remain accurate.
Handle guest communication via chat and phone with professionalism and excellent customer service.
Manage bookings and calendars across multiple platforms.
Onboard new properties, including creating listings, uploading photos, writing descriptions, and setting up pricing.
Coordinate maintenance requests and liaise with contractors and tradespeople.
Schedule and manage cleaning teams to ensure properties are guest-ready.
Oversee guest check-ins and check-outs.
Maintain property compliance documentation, including Gas Safety Certificates, EICRs, insurance documents,



and other required records.
Monitor operations, identify process improvements, and help reduce operational costs.
Utilize dynamic pricing tools such as PriceLabs (or similar).
Manage guest messaging automation platforms such as ChargeAutomation.

Requirements:

3+ years of experience managing holiday lets, serviced accommodation, or short-term rental operations (required)

Proven experience with:

Airbnb
Booking.com
Lodgify or similar channel management software.
Dynamic pricing tools (PriceLabs or equivalent).
Guest messaging automation platforms (ChargeAutomation or similar).
Excellent written and spoken English.
Strong organizational and time management skills with the ability to manage multiple properties simultaneously.
Ability to work independently with minimal supervision.
Calm and professional when handling urgent situations, including guest complaints, maintenance emergencies, and lockouts.
